Kitchens have a designer in month one. Pools have an engineer. The sauna tends to appear on a mood board in month nine and on a drawing in month fourteen, by which time the volume it needs has been given to a plant room.
There is a call that arrives on almost every high-end project, and it always arrives at the same moment. The screed is down. The board has been sized and ordered. The ceiling void has been allocated to the last millimetre. And someone, usually the client, has just said that the room beside the pool plant should really be a sauna.
Nothing about that is fatal. All of it is expensive. Wellness is one of the very few elements of a signature house that is routinely specified after the architecture has been fixed, and the consequences are structural in the literal sense. Height that was never reserved cannot be borrowed. A gully that was never formed has to be chased through finished stone. A supply agreed with the utility on the basis of a domestic load schedule cannot absorb a three-phase heater and a chiller without a conversation that takes months.
Everything a wellness room needs is almost free to reserve and painfully expensive to retrofit.
At concept stage, wellness is a question of volume. Where does the room sit, how does circulation reach it, what does it look out on, and what is above and below it. Decisions at this stage cost nothing and determine everything. This is the point at which a sauna can face a garden through structural glass rather than sit in a windowless box, and the point at which a hammam can be given a ceiling that sheds condensate properly instead of dripping on guests.
At technical design stage, wellness becomes a services question. Duct routes, load schedules, drainage runs, waterproofing extents, controls topology. Most of these are still open and most are still cheap. A competent package at this stage reads as a set of reservations on the drawings rather than as a shopping list.
On site, wellness becomes a negotiation with decisions already taken. Good outcomes remain available, but the range narrows quickly and the cost of each remaining option rises. The practices that get the best results are the ones that treat a wellness area as a discipline with its own consultant, in the same way they would treat a pool, a kitchen or an audiovisual package.
A Finnish sauna is designed around the heat that gathers at the top of the room. Bench tiers, the level of the upper bench relative to the stones and the clear height above a seated head all follow from that, which is why a room that has lost 200 mm to an unplanned ceiling build-up never feels right regardless of the heater specified. Reserve the clear internal height, then reserve build-up above it for insulation, vapour control and services. A steam room follows a different logic: the ceiling must fall or vault so that condensate runs to the walls, and a flat ceiling in a hammam is a guarantee of complaints.
Wellness is heavier than it looks. A stone bench, a masonry hammam, a wood-burning stove with its hearth, and above all a cold plunge filled with water and occupied by a person, all impose loads that belong in the structural model rather than in a hopeful conversation later. On a terrace, a first floor or a converted roof, this is the single item most likely to force a redesign if it surfaces late. In a slab that has not yet been poured, it is a line in a schedule.
Tanking should cover the whole wet zone, not just the tray, and it should be detailed at thresholds where the wet circuit meets timber or stone. Drainage is the constraint that most often closes options: a floor gully for the wet rooms, a drain and overflow for the plunge, a backwash line for filtration, condensate routes, and falls that were formed rather than improvised. Retrofitting a drain into a finished slab is one of the least pleasant conversations available on a construction site, and it is entirely avoidable.
A bathroom extract is not ventilation for a wellness area. These rooms need dedicated mechanical supply and extract, sized in air changes against the volume and the intensity of use, with a drying cycle after use. Where this is undersized the humidity does not disappear; it migrates into adjacent joinery, wardrobes and plasterboard, and the damage appears six to twelve months after handover, when everyone has left. Duct routes must be reserved early, because ceiling voids are always the first casualty of coordination.
Sauna heaters draw meaningful load, frequently three-phase. A steam generator draws load and needs a treated water feed and a drain. Chilled water for cold immersion means a compressor that runs, makes noise and rejects heat somewhere. Lighting drivers and controls add their own modest demand. All of it belongs in the load schedule before the supply is agreed with the utility, and the position of the dedicated board and the isolator belongs on the drawings rather than on a site instruction.
Decide early whether the wellness area lives inside the house system or beside it. Integration brings scheduling, remote pre-heating for houses used in bursts, alarms, interlocks and occupancy feedback, and it requires the integrator to be briefed while they are still programming rather than after they have handed over. Standalone control is perfectly respectable and considerably cheaper. What is expensive is deciding after the fact.

Total demand declared before the supply is agreed. Dedicated circuits, a located board and isolator, and an early decision on whether controls join the house system.
Most wellness failures on high-end projects are not failures of product. They are failures of interface. The builder forms the cavity, the waterproofer tanks it, the tiler works to a datum, the electrician terminates at an isolator inside the room, the mechanical contractor brings duct to specific grille positions, and the wellness contractor arrives to install into all of it. Where those handovers are named in the tender documents, the package runs. Where they are not, every trade assumes another has it, and the gap is discovered on the day of assembly.
Sequencing is the other half of the problem. The wellness package lands after the wet trades are dry and before final decoration, in a room that is weathertight, clean and protected. Timber delivered into a damp shell will move. Benches installed before the tiler has finished will be damaged. A specialist who insists on a defined ready-to-receive condition is not being difficult; they are protecting the client from a second visit.
Practices need paper, and they need it in the format their submission requires. That means a technical memory, electrical and load schedules, ventilation calculations, equipment certification, weight and dimension data for structural review, and, where the project is a hotel or sits within a community, an early note on fire and evacuation implications. Our programme is 8 to 14 weeks from signature: engineering and approvals, manufacture, delivery, assembly, commissioning, training and signed handover. What matters on a live project is not the duration but the placement. The package needs a defined slot, a defined preceding condition and a float, because sites do not run to plan and a wellness area is one of the last things installed and one of the first things a client inspects. On island projects, in Mallorca and elsewhere in the Balearics, freight windows should appear explicitly in the programme rather than hiding inside contingency.
Volume borrowed from a plant room, so that the heater and the bench geometry are compromised before anyone has chosen a timber. Ventilation left on the domestic extract, so that humidity finds the dressing room. Drainage omitted, so that a cold plunge becomes a bucket exercise or a chase through finished travertine. Power under-declared, so that a supply upgrade lands in the middle of the works. Ceiling height quietly lost to build-up, so that the upper bench drops and the heat curve never arrives. And, costliest of all, wellness tendered as equipment rather than as a package, so that nobody owns the interfaces and the client owns the consequences.
Each of these was a cheap decision once and became an expensive one later. That is the whole argument for entering early, and it is the same argument that governs budget: as we set out in our piece on what a bespoke sauna actually costs, the figure is driven far more by what the project reserved than by what any brochure lists.
